Home Remodeling Contractors in Denver, CO

Bungalows, Victorians and 1950s ranches all have their own surprises behind the walls. We have opened enough of them to know what is coming.

Denver homes, and what we find in them

Denver housing stock is older than most of the metro. Wash Park and Platt Park bungalows from the 1910s and 20s, Capitol Hill and Five Points Victorians, and the post-war ranches across Virginia Village, Harvey Park and University Hills. Beautiful houses, and almost none of them were built for the way people live now.

What that means in practice: galvanized supply lines that have narrowed to a pencil, 60-amp panels feeding a house that wants 200, plaster walls that crack the moment you touch a doorway, and basements that were finished decades ago without a permit. We deal with all of it regularly. Izac, our licensed electrician, sizes and upgrades panels as part of most Denver remodels because the existing service simply cannot carry a modern kitchen.

Permits in Denver go through the City and County of Denver, and some neighborhoods sit inside historic districts where exterior changes need Landmark review. We pull the permits, coordinate the inspections and know which streets need the extra step. If you are opening up a main floor in a Denver bungalow, we will tell you honestly what the beam is going to cost before we start.

One contractor for the whole job.

Denver permits, handled

We pull the permit with the City and County of Denver, coordinate every inspection, and know which neighborhoods carry historic-district review.

Old panels, upgraded properly

Most pre-1970 Denver homes cannot carry a modern kitchen on the existing service. Our licensed electrician does the load calculation and the upgrade in house.

Remodeling in Denver FAQ

Do I need a permit to remodel in Denver?

For anything structural, electrical, plumbing or involving a change of layout, yes. Cosmetic work like paint and flooring does not. We pull permits through the City and County of Denver and coordinate the inspections, so you are not managing that part.

For a kitchen remodel or a basement finish, usually yes. Modern appliances, air conditioning and an EV charger will overload a 100-amp service, and many older Denver homes are on 60. Our licensed electrician does a load calculation before quoting and handles the upgrade as part of the job.

Almost always. In a Denver bungalow that wall is usually load bearing, which means a properly sized beam and a permit. We will tell you at the estimate whether it is structural and what the beam adds to the cost.

Parts of Wash Park, Curtis Park, Baker and several other Denver neighborhoods are. Interior work is unaffected, but exterior changes need Landmark Preservation review. We check the address before we quote so there are no surprises.
